Lots & Development Information

Are you looking for the perfect property to build your dream home?

The following are some questions to keep in mind when you speak with your Royal LePage REALTOR®…
1) City or country?

When you think about your dream home, do you imagine it sitting atop a small hill surrounded by lots of land, or nestled in a small community? Your REALTOR® will help you choose the perfect spot for your new home depending on your choice of area.

2) Do it yourself or contract it out?

Will you be hiring a general contractor to organize the workmen or will you be doing it yourself?

3) What type of lot are you looking for?

Are you looking for a flat lot? An elevated lot? These types of answers will help narrow down the choices for your REALTOR®.

4) Do you want a lot that is serviced?

A serviced lot is one that already has access to electricity, water, and natural gas. Do you mind having a lot that has a septic or lagoon system, or would you rather have one that is attached to the city sewer system?

5) Have you seen someone about a construction mortgage?

Construction mortgages are different from regular mortgages in that the money is parcelled out depending on what is complete on the home. You will receive a certain amount of money to get the home to lock up (essentially a roof and walls) and then the following in portions afterward.

6) How long will it take from start to finish?

Prince George normally has long, cold winters. This means that housing starts should usually begin in the spring or summer. Depending on the type and size of the home, and the time of the year, the time it takes to build the house changes.
